The Rookery III

Homeowners Association Monthly Fee:  

The monthly fee is $550 and covers common area (exterior) insurance, common area maintenance, water, trash, sewer, internet, amenities and association management. 


Insurance:

The monthly fee covers common area (exterior insurance) including wind & flood coverage.  However, there is a special assessment each year to cover the additional insurance cost.  In 2022, the assessment was $2,460. In 2021, the assessment amount was $1,815.  In 2019 and 2020, the HOA assessed owners $1,000 each year for additional insurance cost. Buyer understands insurance cost can increase. Owners are responsible for interior insurance coverage. 


Utilities:

Internet, Water, Trash and Sewer are covered in the monthly fee.  Owners are responsible for power (Baldwin EMC), TV and (Dish Network or Direct TV).  Owners are also responsible for Pest Control and Termite Coverage. 


Additional Fees: 

All new construction owners will pay a one time Capital Contribution of $1,000 at closing.  All owners that rent will pay $200 a year rental fee to the HOA.  All owners with a yard sprinkler system will pay $150 a year extra water fee to the HOA.


Association Documents

The Rookery III is a condominium with Declaration of Condo Docs and By Laws. HOA Documents will be provided to all Buyers.
